Who is building all these homes?!
84 brand new, luxury homes sounds great, but how do we know homes at The Preserve at Northfield Village are built by a reputable company with a proven track record? We had the same question!
Who are they? Bridgenorth Homes was founded by Dave Sego and Carl McIntyre, both local to Indiana and both with backgrounds in home building and construction. Their first development was nearby in New Palestine in 2015. Since then, they have expanded across three counties in central Indiana, developing 4 new communities and counting, including The Preserve at Northfield Village. The mission of Bridgenorth Homes is “To create housing communities for families to live in and thrive that we can be proud of for years to come.”
Where can I see their work? Outside of the model home at The Preserve at Northfield Village, there are Bridgenorth neighborhoods you can visit in New Palestine, Shelbyville, Anderson and Indianapolis.

Homeowner Associations and Maintenance vs Non-Maintenance
To mow or not to mow…that is the question!
Since Homeowner Associations (HOAs) are not very common in Henry County, Indiana, let’s take a moment to discuss the options you have in Henry County’s new neighborhoods related to exterior maintenance.
At River’s Edge in Knightstown, the entire neighborhood is part of the HOA and exterior maintenance is taken care of. These homes are all considered maintenance-free.
At The Preserve at Northfield Village, there is a maintenance-free and a non-maintenance section. Both of these sections are in the HOA, the difference is simply how much exterior maintenance is included.
What does maintenance-free mean? If you buy a single-family home or condo in the maintenance-free section, this means much of the exterior maintenance is covered by the HOA. You do not have to worry about lawn care, shoveling snow, or roof or siding repairs. This will also likely reduce your homeowners insurance significantly.
What is the difference between “maintenance” and HOA? All homes at The Preserve are in the HOA but not all are maintenance-free. If you are in a non-maintenance section, this means you still have access to the neighborhood pickleball courts and the clubhouse, but you will be responsible for your own exterior maintenance including mowing your lawn, shoveling your snow, etc.
How much? There is a one-time capitalization fee and a one-time HOA fee that all River’s Edge and Preserve buyers will pay at closing. River’s Edge homeowners will also pay an annual HOA fee. After the fees at closing, the amount you pay at The Preserve will depend on what section you are in and whether you buy and condo or a single-family home. The maintenance-free section owners at The Preserve will pay a monthly fee depending on types of home and those in the non-maintenance section will pay a small, yearly HOA fee.
What type of home can I get? River’s Edge has a total of 22 condo-style townhomes, with several options still available. At The Preserve, there are a total of 84 planned units going in. Seventeen of these are single family homes in a non-maintenance section, 44 quad-condo style units in the maintenance-free section and another 23 single family units in the maintenance-free section.

Pick Your Favorite Bridgenorth Model
New Castle has a new community with a mix of single-family homes and condo-style living. Bridgenorth Homes is developing The Preserve at Northfield Village, and the possibilities are many. You can choose the floor plan that works for you. Are you looking for single-story maintenance-free living or do you want bedrooms upstairs and your own lawn to mow? There is floor plan and home style for everyone.
What floor plan options are there? You certainly have a variety of options. Single family homes offer 9 different floor plans ranging from 1,687 square feet to 4,900. The quads or condos offer 5 different floorplans from 1,522 square feet to 2,633. Each floor plan is professionally designed but there are opportunities to modify the design to meet a specific need or want you may have.
Can I choose the exterior style? The Preserve at Northfield is designed to be reflective of the overall community plan while also allowing for each individual single-family home in the non-maintenance section to have the exterior style you choose. All the homes in the maintenance-free section will be Craftsman style. Style options in the non-maintenance section include Traditional, Farmhouse, Tudor, Craftsman. Additional options like stone or brink and color selections truly allow you personalize your home.
Want more? There are several additional options like a 3-car garage, sunroom, bonus room, second story, covered porch and more to choose from. You can truly have your dream home with maintenance-free living if you choose or non-maintenance lifestyle.

New Construction Finally Comes to New Castle!
Bridgenorth Homes is developing a new community, The Preserve at Northfield Village. If you have questions about the new neighborhood going in on the north end of New Castle, here is some information from ERA Integrity Real Estate that can help.
